Jumbo DSCR loans
A jumbo DSCR loan finances a high-value rental (typically above the conforming limit) on the property’s cash flow rather than your income. Not every investor lender goes that big — below are the ones that fund $2M+ deals, with their loan caps and estimated rates.
No-ratio & low-DSCR loans
When a property doesn’t cover its own payment (DSCR below 1.0), most lenders pass. A handful allow “no-ratio” or sub-1.0 coverage — usually with a bit more down or a small rate add-on. These are the lenders that will still lend.
DSCR loans for lower credit
A weaker credit score raises your DSCR rate but doesn’t have to disqualify you. These lenders accept a 640-or-lower minimum (one goes to 600) or skip the hard credit pull entirely — the realistic shortlist for lower-FICO investors.
Small-balance DSCR loans
Most lenders set a floor that rules out lower-priced rentals. These lenders fund small-balance deals — loan minimums of $75k or less — so a $90k cash-flowing rental in an affordable market still pencils.
High-leverage DSCR loans (up to 85% LTV)
Most DSCR programs cap at 80% LTV. A few stretch to 85% on strong-profile purchases — meaning less cash out of pocket. Higher leverage carries a rate add-on, but these are the lenders that allow it.
DSCR cash-out refinance rates

Condo DSCR loan rates
